A leaking basement is a pressure problem, not just a surface one. We treat the confirmed source from the correct side, seal active seepage by injection, and tank the structure so it holds.
Basement waterproofing seals a below ground structure against groundwater and lateral damp, using either positive side membranes, negative side coatings, or pressure injection into cracks and joints where water is already coming through. The right method depends on access, the water pressure and where the seepage is showing.
Basements sit against wet ground, so water is pushed at the wall constantly rather than just falling on it. That is why a coat of paint on the inside fails quickly. The treatment has to either stop the water on the outside, resist the pressure on the inside, or plug the exact path it is travelling.
Positive side treatment waterproofs the outer face of the wall, ideal on new build or where the wall can be excavated. Negative side treatment applies a resistant coating to the inside face when digging out is not possible. Injection grouting is used where water is actively seeping through a crack or joint: a resin or grout is injected into the defect and expands to seal the path from within, without excavation.
We survey the seepage pattern, the moisture spread and the access before recommending anything. A damp patch on a retaining wall, a wet sump, and water tracking through a construction joint are three different problems with three different fixes. The survey and its findings are written down, so you are buying a diagnosis, not a guess.
| Situation | Best method |
|---|---|
| Active crack or joint leak | Injection grouting from inside |
| Wall can be excavated | Positive side membrane |
| No external access | Negative side coating |
| Sump or water pit | Tanking or GRP lining |
Basement scopes cover the survey and source confirmation, surface preparation, crack and joint treatment, the chosen system applied correctly, and where relevant a holding test before sign off. Structural cracks and third party works are flagged and excluded in writing so the scope is clear.
Resin or grout injected into cracks and joints to stop active seepage without digging.
Resistant coatings on the inside face where the wall cannot be excavated.
External waterproofing where access allows the outer face to be treated.
Tanking or GRP lining for water sumps, pits and below ground tanks.
