Roof waterproofing in Dubai means preparing the slab, installing the right membrane system, sealing every detail, then proving the roof holds water before handing it back. Villas, apartment buildings and warehouses each fail differently, and the system has to match the roof, not the other way round.
The systems that work on Dubai roofs
Four systems cover almost every roof in the city. Torch applied bituminous membrane is the default for flat concrete roofs. Polyurethane liquid membrane suits complex roofs and refurbishments because it forms seamlessly around AC plinths, pipes and upstands. A combo system, membrane plus protective screed, suits roofs with foot traffic and equipment. Acrylic or PU roof coatings in light colours suit metal profile roofs and add solar reflectivity, which drops the surface temperature and the cooling load underneath.
Why Dubai roofs leak
Heat is the main enemy. Roof surfaces here cycle through large daily temperature swings for months, and that movement opens joints, cracks screeds and ages membranes at their overlaps and details. The failure points we find with thermal imaging are almost always the same: parapet upstands where the membrane stops short, drain outlets without target patches, penetrations sealed with mastic instead of collars, and old membranes that have blistered and taken on water.
Waterproof coating or full membrane?
A roof coating, waterproof roof paint applied by roller or spray, is legitimate on sound metal roofs and as maintenance over an intact system. It is not a repair for a failed membrane on a concrete roof. Coatings bridge nothing, so any movement reopens the path. If water has already entered the build up, the wet layers need to come out first. A moisture survey tells you which situation your roof is in, and it costs a fraction of guessing wrongly.

Insist on all of it: a diagnosis first, not a lump sum guess. Surface preparation, grinding, crack treatment and priming. The membrane system installed with correct overlaps and full detailing at every upstand, drain and penetration. A flood test held and witnessed before protection goes down. Protection appropriate to roof use, mineral finish, screed or ballast. And a written warranty on the installed scope.
