The bathroom is the single most common leak source in a Dubai home. We strip, tank and flood test the wet area properly, so the water stays where it belongs.
Bathroom waterproofing means tanking the wet area under the tiles with a bonded membrane, then flood testing it before the tiles go back, so water cannot track into the slab, the wall or the room below. It is the most common waterproofing job in Dubai homes and the one most often done as a shortcut.
A bathroom leaks because the original tanking failed or was never done. Water passes through grout and tile, which are not waterproof, and the layer beneath them is what actually holds it back. When that layer fails, the water reaches the structure and shows up as a stain in the room or apartment below.
The usual causes are a missing or thin waterproof layer under the tiles, a shower tray or floor drain that was never sealed at the upstand, movement cracks in the screed, and silicone joints treated as if they were waterproofing. Tiling over an old failed bathroom without stripping it just buries the problem for a season.
We locate the source first if there is an active leak, then strip the affected area back to a sound substrate. We prime, treat the corners and floor to wall junctions with fillets and reinforcing tape, and apply a polymer modified cementitious membrane in two measured coats. The drain and any penetrations are sealed into the membrane, not around it.
Then we flood test. We hold water on the tanked floor and confirm it holds before a single tile goes back. That test is the difference between a bathroom assumed to be sealed and one proven to be sealed, and it is why the work carries the Watertight Warranty.
A defensible bathroom waterproofing scope covers strip out of the failed area, substrate preparation, corner and junction treatment, two coats of the right membrane, drain and penetration sealing, a witnessed flood test, and reinstatement of tiling and finishes. Anything less is a paint job that will be back.
