A waterproof roof coating is a liquid applied paint or membrane rolled or sprayed onto a roof to seal the surface and reflect heat, suited to sound metal and concrete roofs and to maintenance over an intact system, but not to repairing a roof that has already failed.
Roof coatings are widely sold in Dubai because they are quick and cheap, and on the right roof they work. The problem is applying one over a failed or waterlogged build up, where it bridges nothing and the water simply reopens its path. The survey decides which case your roof is.
When a coating is the right answer
A waterproof coating suits sound metal profile roofs, intact concrete roofs needing refreshed protection, and reflective maintenance to cut surface heat. Light coloured reflective coatings meaningfully lower the roof temperature and the cooling load underneath, which is a real benefit in Dubai beyond the waterproofing.
When you need a full membrane instead
If water has already entered the build up, or the roof is cracked, blistered or ponding, a coating will not fix it. Those roofs need the wet layers removed and a full membrane system installed and tested. A moisture survey tells you which situation you are in, and it costs a fraction of coating a roof that then leaks again.
